September 2016 Monthly Property Sales Market Report
The average sale price for Costa del Sol properties rose slightly in the four weeks leading up to September 1, while the number of sales decreased compared to last month. The average price for an apartment – taking into account both penthouse and duplex sales – was 2.2 % more, up from 2.1 % the preceding month. The number of recorded sales, 723,on the Costa del Sol was down from the 599 recorded and/or in the preceding month.
Villa sales was the highest-grossing Estepona Costa de Sol Spain, with 773 euro million in sales. Marbella Costa del Sol was the second highes, with 330 million in sales. Estepona also had the highest price this month per square meter 2,096/m2, while Marbella had the second-highest price per square meter, 1,897/m2.
New development property prices averaged 2,480/m2 this month, compared to 1,695/m2 for non-new development property sales. While prices rose this month, the total number of new development sales, 89, was down from the prior month, when 110 were recorded. We noticed a price/m2 of new apartments was 21% higher than it was a year ago, when it was 1,825/m2, and 3% higher than it was last month. The average price of a luxury property in Marbella Costa del Sol this month was 2.2 million and the aggregate sales total of new developments was 627 million. So good signs trhoughout.
